Panama City Neighborhood Guide

A visual guide to Panama City's major neighborhoods, with photos, maps, rough property prices and projects to compare.

Panama City coastline and skyline from the Cinta Costera
PhotographyVisit Panama

Panama City offers several very different versions of urban life within a small area: towers above the bay, streets of cafés and shops, private island and golf communities, and leafy former Canal Zone neighborhoods. Start with the routine you want, then choose the building and block. The most useful comparison is the trip between home, work, school, groceries and the places you actually spend time.

Property prices at a glance

Pricing checked October 27, 2026. All figures are in US dollars. Start with price per square metre, then compare the apartment's size, age, view, condition and ongoing building fees.

Panama City apartment pricing: Q1 2026 broker-reported average resale and preconstruction prices per square metre in seven neighborhoods
Source: Panama Equity's Q1 2026 report, published March 8. These are reported market averages, not a verified index of completed sales. The chart keeps one source and period for a consistent comparison.

The numbers in plain English: at those rates, a hypothetical 100 m² resale apartment scales to about $177,000 in El Cangrejo, $190,000 in San Francisco, $220,000 in Punta Pacífica, $240,000 on Avenida Balboa, $250,000 in Costa del Este, $290,000 in Santa María and $380,000 in Casco Viejo. These are arithmetic illustrations, not offers or typical apartment sizes.

October update: Vaca Group's deduplicated resale sample, October 21–22, supplies the rounded asking medians below. A median is a midpoint, not a mean or closed sale. Differences from the Q1 chart do not measure appreciation: dates, samples and methods differ.

Ocean Reef sits in a separate price category. Its registered-transfer benchmark is around $1.5 million per property, explained below. Clayton, Albrook and Amador use individual listings where a comparable resale average was not established.

New projects: how to read the prices

These selections are a starting list of developers and active projects, not a ranking. “From” prices refer to advertised inventory; availability and inclusions change. Presales, construction and immediate delivery are different stages. Compare the exact unit, parking, usable versus total area, fit-out, payment schedule and monthly PH fee. Delivery estimates are subject to change. Purchase prices exclude financing, transaction costs and furnishing unless specified.

Project images: The photographs and renderings below are supplied through the linked developer, architect or broker pages. Renderings illustrate the design; furnished interiors, views and amenity images do not establish what is included in the particular unit at the quoted price. Confirm the floor plan, finishes and inclusions for that unit.

Read the city before choosing an address

Bella Vista is both an administrative district and a neighborhood name. Marbella, Obarrio and El Cangrejo have distinct identities within the broader district. Ocean Reef is a private island development; Santa María here means the golf community in Juan Díaz. Panamá Pacífico is across the Canal in Panamá Oeste.

Punta Pacífica

Ocean views and apartment amenities.

Punta Pacífica is a natural starting point for someone picturing a modern Panama City apartment. Residential towers dominate the waterfront, with Multiplaza and the Punta Pacífica hospital campus among the practical anchors nearby. Its appeal is the combination of a central location, views and building amenities. Daily life depends heavily on the particular tower and its immediate surroundings.

Use a separate comparison for the private islands next door.

Housing: Predominantly high-rise apartments; compare layouts, elevators, parking and shared facilities.

Best fit: Households who want a central apartment base with a pool, gym and bay views.

Getting around: Some errands on foot; inspect the actual crossings and sidewalks.

The tradeoff: A sea view does not guarantee a continuous waterfront promenade. Test the journey from the building entrance to groceries and your usual destinations, and listen for nearby construction.

On a first visit: Start around the hospital and Multiplaza, then inspect the waterfront tower streets.

Ocean Reef Islands

Private islands beside the city.

Ocean Reef is a private residential development on two connected artificial islands off Punta Pacífica. The marina and yacht-club setting give it a distinct identity: the city skyline remains close, while the residential environment feels removed from the surrounding streets. Houses and lower-rise residences offer a different scale from the towers on the mainland.

Price scale: Nexo Living reports an average registered transfer of $1.52 million, or $5,292/m², in its analysis of May 2024–June 2026 records. This is not a resale-only average. Its building-level reference bands span roughly $900,000–$1.3 million at The Palms, $1.1–$1.5 million at Casa del Mar/Seascape and $1.5–$2.5 million for larger Skyhomes units. Data and method.

Housing: Private houses and apartment developments; facilities and access differ by property.

Best fit: Buyers or renters prioritizing privacy, boating and an island setting near downtown.

Getting around: Internal leisure walks; most city errands require leaving the islands.

The tradeoff: The controlled entrances and bridge make access a practical consideration for visitors, deliveries and daily trips. Confirm marina, club and recreation entitlements separately from the home.

On a first visit: Arrange access with a resident, agent or the development; inspect the marina and mainland connection.

Santa María

Golf, greenery and a private community.

Santa María Golf & Country Club is the planned private community east of Costa del Este. Homes, apartment towers, a hotel and club facilities are arranged around the golf setting. The open landscape is a major part of the attraction, particularly for households who want their recreation and home life close together. This is the golf community in Juan Díaz, not the other Panama City neighborhood also named Santa María.

Costa del Este

A planned district for work and family life.

Costa del Este combines offices, apartment towers, gated housing, shops and restaurants in a more planned street pattern than much of central Panama City. Town Center on Paseo del Mar is a useful everyday landmark. It can work particularly well when both work and school are on this side of the city, because more of the household's routine can remain within the district.

Best fit: Families and professionals whose regular destinations are in the eastern city.

Getting around: Useful walks within individual pockets; distances can still be substantial.

The tradeoff: A broad boulevard can be pleasant to walk beside without making every errand convenient. Check shade, crossings, the distance to shops and the drive out of the area at your normal travel time.

On a first visit: Compare Town Center, the waterfront boulevard and an interior residential street.

Marbella

Central convenience close to the bay.

Marbella sits in the central urban fabric close to Calle 50 and the waterfront. Apartments, offices and commercial activity sit near one another, making it a useful candidate for a household that values a central base. Its appeal is convenience: judge it by the routes between the specific home, everyday services and the bayfront.

El Cangrejo

Cafés, local streets and a social rhythm.

El Cangrejo is one of the strongest starting points for people who want to explore daily life on foot. Restaurants and cafés are part of its identity, with Vía Argentina and Parque Andrés Bello useful orientation points. Punta Paitilla

An established waterfront apartment district.

Punta Paitilla occupies the peninsula beside Punta Pacífica and the eastern end of the central bayfront. Residential towers, everyday services and a long-established urban community define the area. It deserves its own inspection: being adjacent to Punta Pacífica does not mean the buildings, street experience or route to the waterfront are interchangeable.

Coco del Mar is a smaller residential pocket in the San Francisco area, between the Parque Omar side of the city and the bay. Historic architecture and an evening scene.

Casco Viejo, also called Casco Antiguo or San Felipe, is the historic district of plazas, churches and restored buildings. Clayton and Ciudad del Saber

Leafy streets and a campus setting.

Clayton offers a different landscape from the bayfront: trees, lower-rise development and the former Canal Zone setting. Ciudad del Saber occupies part of the former military base and includes an open campus with cultural, educational and recreational activity. For a household whose school or work is nearby, this side of the city can be especially worth exploring.

Housing: Houses and apartment communities spread across a greener residential area.

Best fit: Families and people whose routine revolves around Clayton or Ciudad del Saber.

Getting around: Pleasant recreation and campus walks; dispersed errands often mean driving.

The tradeoff: A green setting can also mean a longer trip to the eastern business districts. Test the full commute and check maintenance, drainage and moisture in the actual home.

On a first visit: Explore the campus, La Plaza and the residential streets beyond it.

Albrook

A greener residential base near transport hubs.

Albrook is useful to compare with Clayton if you want trees and a more suburban residential feel while remaining on the city side of the Canal. The residential neighborhood is distinct from the shopping mall, terminal and airport areas that share the Albrook name. Inspect the exact address so that a familiar landmark does not substitute for understanding the home surroundings.

Housing: Houses and apartment complexes in varied residential pockets.

Best fit: Households wanting outdoor space and access to western-city destinations.

Getting around: Local residential walks; many routine trips are easier by vehicle.

The tradeoff: Proximity to major transport infrastructure can be convenient but should prompt a noise check. Test both the residential street and the route out during your usual commuting hours.

On a first visit: Compare an interior residential street with the access route toward the mall and terminal.

Amador

Waterfront recreation at the Canal entrance.

Amador is the causeway and waterfront area at the Pacific entrance to the Canal. Walking, cycling, water views and attractions such as the Biomuseo give it a strong leisure identity. It is an excellent place to include in a city overview, while the residential offer is more limited and dispersed than in the central apartment districts.

Housing: Selected apartment developments and nearby residential options.

Best fit: People drawn to waterfront recreation and the western side of the city.

Getting around: Strong for leisure walks and cycling; fewer everyday urban errands.

The tradeoff: The qualities that make it an attractive outing do not automatically make it a convenient base for a busy cross-city routine. Check groceries, work trips and weekend activity around the property.

On a first visit: Explore the causeway by foot or bicycle, then test the return trip to your regular city destinations.

How the areas connect

Central city and waterfront

El Cangrejo and Obarrio are inland city neighborhoods. Marbella and Bella Vista connect that central fabric to the bay. Paitilla, Punta Pacífica and Ocean Reef each create a different waterfront residential setting.

Costa del Este and Santa María

Costa del Este combines public commercial streets, offices and residential pockets. Santa María concentrates its identity around a private golf community. Visit both using the same work or school destination as the test.

The western city and Canal side

Casco Viejo offers the historic center; Amador offers waterfront recreation; Albrook is a residential and transport reference point; Clayton and Ciudad del Saber bring a greener campus setting.

Panamá Pacífico

A separate planned community across the Canal in Panamá Oeste, rather than a central Panama City neighborhood. Its homes, business areas, schools and green spaces make it worth comparing when your routine suits that side. Test the bridge commute before assuming central-city convenience. Beyond this guide

Betania, El Dorado, Condado del Rey, San Miguelito and the wider eastern and western suburbs are also part of metropolitan life. This guide concentrates on the central, waterfront and residential areas most closely related to the initial shortlist; it is not an exhaustive city atlas.

Panamá Pacífico community overview

A practical scouting plan

Make three contrasting visits. Compare a central walking area, a waterfront tower area and a greener or private community. The contrast usually clarifies preferences faster than touring many similar apartments.

Test a normal day. Do the school or work trip at the actual time you would travel. Walk to groceries carrying something. Try the evening return and the route to exercise or a park.

Inspect the home as well as the neighborhood. Check noise, sunlight, ventilation, lift service, water storage, power backup, maintenance and parking. Confirm which amenities and club memberships are included.

Choose from lived experience. Use the photos to understand character, then revisit the exact block. Marketing images can predate new construction; ocean views and private facilities do not establish walkability, access or suitability.

Prepared 27 October 2026. Photos may predate changes in the neighborhood. Map pins identify general locations, not legal boundaries.
